The process of buying land is different and can be more difficult than buying an existing home. Land is zoned or classified for a specific use, so you'll want to check to be sure if it’s residential, agricultural or commercial. Zoning is one of the first things a prospective buyer should check as the regulations may limit your plans for the land. You'll also want to check to be sure there aren't any deed restrictions or easements that state what you can build or how you use the land. Remember to consider if there is access to running water, electricity and sewers when you’re buying land.
Just like homes need to be inspected and appraised, land may need to be environmentally tested and surveyed to be sure that its safe to build on. Do your due diligence and also check to see if the property in located in a flood zone.
